A new residential development project near the Tri-Rail/Metrorail Transfer Station has recently been approved by the City Council. The 10-story apartment complex will be located on a 2.78-acre site at 965 to 997 East 24th St., plus 934 and 954 East 25th St. The developer, Saber Real Estate, plans to build 347 apartments and ground-floor retail space that will help activate the area with pedestrian-friendly uses and create a more vibrant neighborhood.
The project was granted a land use amendment and several variances, including permission to build 10 stories instead of the originally proposed eight. The developer intends to change the land use to transit-oriented development (TOD), which will help residents live, work, and play within close proximity to the Metrorail and Tri-Rail Transfer Station.
The construction of the new development is expected to benefit the entire community as it will cause other areas to improve, attracting more businesses and residents to the area. The nearby Walmart Supercenter, Popeyes, Churches Chicken, and other fast food chain restaurants will also be easily accessible to residents.
In addition to this development, another project near the Metro Station recently got the green light from Miami-Dade officials, according to the South Florida Business Journal. The 0.2-acre build site was rezoned from industrial/retail use to multifamily use, and it will comprise 55 units in an eight-story building. This is MG Developers' third apartment complex in the area, with the other projects being Metro Parc and March Parc North, which will have 559 units and 620 units, respectively.
Overall, these new developments will add much-needed housing options to the Hialeah area, and with the approval of the City Council, construction can finally begin.
